inherit;\">Le d\u00e9cret pr\u00e9cise que les biens vis\u00e9s par cette obligation sont ceux qui font l&#8217;objet d&#8217;une promesse de vente ou d&#8217;un acte de vente \u00e0 compter du <\/span><\/span><strong><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">1er septembre 2022 pour les logements qui appartiennent \u00e0 la classe F et G,<\/span><\/span><\/strong><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\"> \u00e0 compter du 1er janvier 2025 pour la classe E et \u00e0 compter du 1er janvier 2034 pour ceux appartenant \u00e0 la classe D.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: large;\"><strong><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Qui peut r\u00e9aliser les audits ?<\/span><\/span><\/strong><\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: large;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Pour les b\u00e2timents \u00e0 usage d&#8217;habitation, les audits \u00e9nerg\u00e9tiques peuvent \u00eatre r\u00e9alis\u00e9s par les diagnostiqueurs certifi\u00e9s pour faire des diagnostics \u00e9nerg\u00e9tiques et justifiant des comp\u00e9tences n\u00e9cessaires pour r\u00e9aliser l&#8217;audit. <\/span><span style=\"vertical-align: inherit;\">Ces professionnels sont tenus de souscrire une assurance destin\u00e9e \u00e0 couvrir les cons\u00e9quences de leurs responsabilit\u00e9s dans le cadre de leur activit\u00e9 de r\u00e9alisation de l&#8217;audit \u00e9nerg\u00e9tique.<\/span><\/span><\/span><\/p>\n<p><span style=\"font-size: large;\"><strong><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Que contient l&#8217;audit ?<\/span><\/span><\/strong><\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: large;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">L&#8217;auditeur pour missions :<\/span><\/span><\/span><\/p>\n<ul>\n<li style=\"text-align: justify;\"><span style=\"font-size: large;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">de dresser un <strong>\u00e9tat des lieux des performances \u00e9nerg\u00e9tiques<\/strong> initiales du logement en identifiant notamment les d\u00e9perditions thermiques,<\/span><\/span><\/span><\/li>\n<li style=\"text-align: justify;\"><span style=\"font-size: large;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">d&#8217;\u00e9tablir un <strong>diagnostic des modes constructifs<\/strong>, des <strong>caract\u00e9ristiques architecturales<\/strong> et thermiques, des <strong>\u00e9quipements<\/strong> \u00e9nerg\u00e9tiques ainsi que des \u00e9ventuelles <strong>pathologies<\/strong> du b\u00e2timent,<\/span><\/span><\/span><\/li>\n<li style=\"text-align: justify;\"><span style=\"font-size: large;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">d&#8217;effectuer des <strong>propositions de travaux<\/strong> permettant d&#8217;am\u00e9liorer le confort thermique et la qualit\u00e9 de l&#8217;air et de parvenir \u00e0 une performance \u00e9nerg\u00e9tique.<\/span><\/span><\/span><\/li>\n<\/ul>\n<p><span style=\"font-size: large;\"><strong><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Les propositions de travaux :<\/span><\/span><\/strong><\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: large;\"><span style=\"vertical-align: inherit;\"><span style=\"vertical-align: inherit;\">Les propositions de travaux doivent \u00eatre au nombre de deux minimum et au moins une doit pr\u00e9voir un parcours par \u00e9tapes. <\/span><span style=\"vertical-align: inherit;\">La premi\u00e8re \u00e9tape doit permettre de gagner au moins une classe et au minimum d&#8217;atteindre la classe E et l&#8217;\u00e9tape finale la classe B.
